What Are the Settlement Agreements? Pine Ridge currently has legally binding settlement agreements affecting two neighboring properties: Amber Ridge West (ARW) — located south of Pine Ridge along Ranger Black Diamond Reserve (BDR) — located east of Pine Ridge These agreements were created to protect Pine Ridge residents from adverse development and are included in the Special Warranty Deeds tied to those properties. Current protections include: • one home per acre density restrictions
• deed restrictions similar to Pine Ridge
• annual POA payments from BDR to Pine Ridge These agreements help ensure neighboring development remains compatible with Pine Ridge

Why These Agreements Matter These agreements create valuable protections for Pine Ridge residents. The developer has publicly acknowledged that these agreements exist and has publicly stated that negotiations with Pine Ridge would be required to modify them. These agreements create important negotiating leverage that Pine Ridge should use responsibly. Walking away from these protections could weaken Pine Ridge’s position.

What the Developer Offered The developer publicly offered Pine Ridge a buyout of the settlement agreements. In exchange, Pine Ridge would surrender certain protections and agree not to challenge future development plans involving ARW and BDR. The proposal also included a potential path that could preserve the golf course property. This proposal was publicly discussed with Pine Ridge residents and the POA Board.

Why Pine Ridge Hired Professional Representation Because of the complexity of these negotiations, Pine Ridge secured experienced professional representation. The negotiator agreed to work on a contingency basis. The community has already invested in this representation. Walking away now could waste that investment before Pine Ridge realizes any return.

The Developers Candidates Said they would cancel the negotiation contract and believe that the developer owns the land and should be able to do whatever he wants.
